Subdivisions – Major and Minor
The division of land in Sequim is through either the Major or Minor Subdivision review process. The major subdivision review process requires review by the Planning Commission and a public hearing before the City Council. The minor subdivision review process is administrative unless appealed to the Board of Adjustment. Following are the definitions for a major and minor subdivision. The requirements for new subdivisions are found in Title 17 of Sequim Municipal Code (SMC). Links for the applications for the different subdivision types are found below.

Major Subdivision
A major subdivision is the division of a parcel of land into five (5) or more lots, tracts, parcels, sites, or divisions for the purpose of sale or lease or transfer and includes all resubdivision or replatting of land.

Minor Subdivision (or Short Plat)
A minor subdivision is the division of land into four (4) or fewer lots, tracts, parcels, sites, or divisions for the purpose of sale or transfer. For the purposes of compliance with other state and local codes and regulations minor subdivisions or short plats shall be consistent with a major subdivision.
